Escala Condos in Downtown Seattle Expect 40% of Sales to be Cash Deals

The Seattle Times – Chris Stiebler, sales director for Escala, the luxury condo project in Downtown Seattle where home prices average $2 million, says that he has sold four units for all cash. Stiebler says that he and his colleagues expect that 40 percent of the building’s sales will come in the form of cash deals, and 60 percent will include mortgage financing, typical for the luxury end of the market. Stiebler says luxury buyers sometimes buy in cash to facilitate a quick closing. They can always seek out a mortgage or home-equity loan after the fact so that their cash isn’t completely tied up in the property. Photos of Escala Condos in Downtown Seattle.
The Ellington Condos in the Belltown District of Downtown Seattle

The Ellington (see photos) Condos are located at 1st Avenue and Clay in the Belltown District of Downtown Seattle. This is a development that was built in 2001 and it has twin mixed-use towers, 12-stories each with retail on the ground floor. There are 204 condos consisting of studios, 1-bedrooms, and 2-bedrooms ranging in size from approximately 450 square feet to 1,400 square feet.
Amenties include a club room, terrace, excercise room, and 24-hour concierge service.
Florentine Lofts at Pioneer Square in Downtown Seattle

Florentine Lofts (see photos), at 1st Ave just west of Qwest Field in Pioneer Square, is a 5-story development with 116 loft condo units. This Downtown Seattle building was originally built in 1909 and was converted to loft condominiums in 1985.

Like historic buildings? Check out Jackson Square Building, great luxury loft condos in the Pioneer Square District of Downtown Seattle. Located at Occidental and Jackson, the building has six condos, ranging in size from 646 to 1,776 square feet. They feature exposed brick walls, stainless steel appliances, granite countertops, and hardwood floors.
Built in 1902, the Jackson Square Building was delightfully renovated in 2007. Worth a look…for sure.
Downtown Seattle’s Stadium Lofts will sit atop Seattle Plumbing Building

Love the wedge at this proposed condo development, Stadium Lofts. At Occidental and King in Downtown Seattle’s Pioneer Square district, the new concrete and glass framed condos will be built on top of an historic warehouse, the Seattle Plumbing Building. It will be 11-stories, with the residential condos beginning on 5th floor. There will be 20 single-level flats that range from 450 to 500 sq ft, one flat at 1,250 sq ft unit, and 60 two-level lofts at 750 to 900 sq ft. The top floor lofts will have private rooftop decks. Occupancy is expected in the fall of 2010 and sales should begin the first quarter of 2009.
